Energy Assessors wishing to produce Energy Performance Certificates, (EPCs), for simple, existing commercial buildings, will need to gain the ABBE Level 3 Certificate in Non-Domestic Energy Assessment to allow you to be accredited as a Level 3 Non-Domestic Energy Assessor (NDEA). All buildings now require an EPC when sold or let to a new tenant.

A Level 3 NDEA is able to assess existing buildings with simple heating systems including Low Temperature Hot Water (LTHW) boilers, Radiant Tube Heaters, Air Heaters, Room Heaters and Split or Multi-Split and VRF/VRV Air Conditioning Systems, and “typical” construction and lighting systems.

In practice this includes the majority of the high street small retail shops, small restaurants, cafes, public houses, offices, doctors surgeries, community centres, small schools, workshops and storage facilities, which make up the vast majority of commercial buildings.

Existing buildings with more complex heating or cooling systems, or more unusual construction and newly-constructed commercial buildings require a Level 4 or 5 NDEA to produce the EPC.

Course Format – (3 Days)

Induction covering the legislative background, and details of how to assemble the Portfolio of Evidence.

Training on building construction and services, to enable Assessors to recognise the construction types and building services found in typical commercial buildings.

Non Domestic Energy Assessment training covering the conventions for collecting data and how to enter data into government-approved iSBEM 4.1e software, Software trainig includes selecting appropriate buildingtypes, entering construction types, creation of zones, selecting and entering Building Services Heating, Ventilation, Air Conditioning (HVAC) and Hot Water Systems (HWS), entering renewable systems including Photovoltaic Systems (PVS), Solar Energy Systems (SES) and Wind Turbines, Lighting Systems and controls, editing Recommendations and Calculating EPC Ratings.

The ABBE Level 3 Certificate in Non Domestic Energy Assessment requires you to carry out Non Domestic Energy Assessment surveys on Three existing buildings to include:-

  • Traditional Construction (e.g. small high street shop or office unit)
  • Portal Frame Construction (e.g. warehouse, workshop, industrial unit, retail warehouse units)
  • Minimum 3 Storey building (e.g. small office block, high street retail store sometimes with integral living accommodation above, dentists surgery or solicitors in old Victorian house)

Note: examples are only given for indicative purposes of typical situations which are common occurrences but other uses of buildings will also apply to the building types.

Within the three types of building above the following three type HVAC systems must be covered at least once:-

  • LTHW Boiler system (e.g. maximum operating temperature 121°C)
  • Split or Multi-split (e.g. Air source heat pumps)
  • Non Boiler system (e.g. Radiant Tube Heater, Air Heaters)

Note: Examples of each type of system are only given for indicative purposes, other systems will also be applicable but use of room heaters such as storage heaters and the like is not usually sufficient on their own to demonstrate coverage.

Three to six weeks working remotely with the guidance of a Qualification Assessor to assemble the Portfolio of Evidence.
